Welcome to the House & Contract website, we are a British company bringing a fresh take on contemporary classics.
Our products are White Label to be customised as needed to suit your project.
We are a trade only wholesaler exclusively supplying interior design professionals and trade customers including hotels, restaurants, property developers, retailers and public buildings.
Our Products
Our upholstery products are made exclusively by us and are designed and built for both residential and commercial use. The collection is complimented by a range of lighting, tables and cabinetry.
* Prices shown include fabric. The initial price shown is inclusive of fabric from our base range.
* All prices are exclusive of VAT
* To view prices in our other fabric ranges simply make your selection and the price will automatically update on the screen.
* Options for COM and COL are also available at the bottom of the fabric selection page.
* Once you have chosen your fabric you can then select the leg finish / castor finish / studding *where applicable.
Lead Time
A selection of sofas, chairs, footstools and headboards are available on a short lead time. Contact the office for more information.
Working on a short lead time of 4-6 weeks delivered, upholstery is made to your specification with your choice of fabric or leather, seat filling, leg finish, castor finish and studding.
Design Service
A bespoke design service is offered on our full seating range and please contact us to discuss your requirements.
Our Fabrics
We use British fabrics complimented by a range of high grade aniline leathers and contract leathers.

Featuring a colour pallet of neutral shades including greys and greens,with accent colours of vibrant blues and deep reds, all fabrics have excellent colour fastness, pilling and martindale.
Specialist Fabrics
For contract and commercial projects fabrics we offer a range of specialist fabrics along with the option of treating our house fabrics to Crib5 standard. The option for Crib5 can be selected once logged in.
For Care Homes we offer a range of specialist fabrics.
Delivery
Free trade delivery to mainland UK for orders over £800 + VAT (Highlands may incur a small charge).
We can provide a White Glove delivery service directly to your client along with international shipping.

As a trade supplier our prices and article codes are hidden from view.
To access prices simply click on the 'create a trade account' link found at the top right of the screen and complete the form. Once your details are receive we will process your application and notify you by email when your account is active.
In the meantime please contact us by telephone or email for a quote.
We may ask for the following information before releasing prices and do so in the best interests of our customers: Company Number / VAT Number / Trade Reference.
How to Order
The minimum order value is £800 + VAT.
Orders can be placed via telephone, fax or email and once your trade account has been opened via your online account.
